Requesting a demand costs $30 and can take up to 21 days of turnaround time. For $100, we will expedite the demand to you within 2 business days. The payoff statement shows the remaining loan balance, interest due and Reconveyance charges.

Recorded Reconveyance Certification With $0 Balance Demand Letter

A deed of reconveyance is a document issued by a Trustee on behalf of a mortgage holder indicating that the borrower is released from the mortgage debt and transfers the property title from the lender, also called the beneficiary, to the borrower.* Some times Title Insurance companies will request the deed of reconveyance be certified by the Trustee when the mortgage is paid in full that was paid off and Recorded outside of an title company insured transaction. This fee is to certify a certain Deed of Reconveyance was in fact executed by the Trustee and there are no monies due the Beneficiary.
